existing base of older housing developments within the area.
2.5 Acre Parcel Zoned for Self Storage Facility Building and Engineering Plans Completed. The 261 storage units will be built of metal/steel construction on concrete pads.
76 of the units will be climate controlled. There will be a 8’-10’ masonry wall
enclosing the site with an electronic steel gate for access. All the surface parking
will be asphalt and extensive landscaping will cover the rest of the grounds.
Pinnacle Vista (to the north) and 30th
streets with all infrastructure (water/sewer and dry utilities) included. There will
be an electronic monument sign fronting the frontage road next to I-17 to the

The project will be built out in two phases with Phase I consisting of 146 storage
units and 42 parking spaces. Phase II will have the remaining 115 storage units.
During lease up, there will be an onsite manager there 24 hours/day. Upon lease
up, hours may be cut back. We will have an ATM machine that is built specifically
for Self Storage facilities that will offer self service without the need for staff to
rent and collect monies for the spaces. This has worked well in other facilities and
Avenue (to the west) will be built out in half
in several facilities there is no onsite management.
There will be extensive surveillance cameras throughout the facility that can be
monitored 24 hours a day with either a computer or a smart phone.
It was rezoned to accommodate self storage. All the building plans and engineering plans are
completed and paid in full, approximately $280,000 cost to date in addition to land.
When both phases are completed and leased up, the Net Operating Income will
